Hues for the home: how colors can increase home value

When it comes to selling a home, choosing the right paint colors is crucial. The color of the exterior and interior creates a huge impact on buyers and could help up its appeal to potential bidders.

According to the recent Zillow Paint Color Analysis, there are specific colors for different rooms that can increase the home’s value. The report looked into over 135,000 photos from listings all over the country that sold between January 2010 to May 2018. Here’s what the Zillow study found:

Exterior and front doors

The easiest way to get the home ready for sale is by giving it a fresh coat of paint. Homes with a mix of gray and brown or beige have sold by $1,526 more compared with other properties.

Avoid using colors like yellow, medium brown, taupe or stucco for the home’s exterior. These colors decrease the home’s value by an average of $1,970.

Painting a front door is one of the most inexpensive ways to increase the home’s value. Front doors colored black, navy blue, dark gray or charcoal gray increase the price of an ordinary home by 2.9% or sell for $6,271 more than homes using other colors.

Living room

Living rooms fare better when they are painted in neutral tones. The best color for the living room is tan mixed with light pink undertones. This combination pushes up the price of the home by around 1.3%.

Painting the central living areas in warm brown colors like light beige, oatmeal, and pale taupe can increase the home’s value by $1,809. Meanwhile, living rooms painted in shades of gray and blue such as pastel gray, pale silver, light blue, and periwinkle have sold for $820 less.

Bathroom

The perfect bathroom color scheme includes blue or purple tones. A bathroom with these colors can garner an average increase of $5,440 during the home’s sale. More specifically, periwinkle blue bathrooms can increase the home’s price by up to 1.3%.

Homes with white or off-white bathrooms, however, have sold for $4,035 less than other homes. Thus, the more color, the better when painting the bathroom.

Kitchen

The tuxedo kitchen or a kitchen that pairs two contrasting colors together has emerged as the best way to design kitchen colors. Kitchens like these have sold for a premium of $1,547 and are found in top-performing listings.

Often, these kitchens will have dark cabinets, countertops, and islands paired with light colored walls. Some have white cabinets complemented by a black or dark navy blue kitchen island and accents.

Painting the kitchen in brick, barn or raspberry red is a no-no because homes with these kitchen hues sell for $2,310 lower than the average.

Bedroom

Soothing blue hues like light cerulean and cadet blue are the best colors for the bedroom. Homes with periwinkle blue bedrooms typically combined with gray-blue accents have sold for $2,768 more on the average.

Light red and pink colors, on the other hand, can decrease the home’s value. Homes with light pink to antique rose bedrooms have sold for $208 less compared with other properties.

Dining room

Dining rooms are also best painted in shades of blue, but this time in slightly darker tones. Slate blue, pale gray blue and navy blue with simple white accents led to $1,926 more for sold homes.

Bold red colors like brick red, copper red or terracotta in the dining room could decrease the home’s value. Houses with these hues in their dining rooms have sold for $2,031 less.
