These Five Expert Tips Will Help You Create Immediate Value
By Kim Lowe, your Certified Luxury Marketing Specialist

If you’re getting ready to list your home for sale as we head into the final stretch of 2023, there are a few crucial steps we recommend taking. Here are our top five tips that will ensure you make a great impression with potential buyers and sell your home even faster:

Stage Your Space:

The National Association of Realtors have stated that “staging has proven to increase the value of your home by 20%”. While you can prep your home to be spacious and welcoming yourself, we recommend hiring a professional stager to take the stress off of you during an already busy time. We suggest “taking the home out of the house” and going for a style more reminiscent of a model home. Your space will appeal to a larger variety of buyers, and truly help potential buyers visualize themselves living there.

Consistency is Key:

Being consistent creates unmatched excitement for the buyer. In turn, they ask the right questions, and ultimately, end up writing a top dollar offer on your home. We like to focus on decluttering, deep cleaning, interior painting, and assessing the type of lighting throughout the home. Creating a consistent look and feel, that flows from room to room, displays pride of ownership of your home. When done right, this detail can resonate with your potential buyers and help bring those desired offers to fruition.

Up Your Curb Appeal Game:

It’s true what they say about first impressions. the exterior of your home is the very first chance you have to make a lasting impression on a potential buyer. Clearing out any overgrown weeds and shrubs, mowing the lawn, raking the rocks, removing debris, and even some fresh flowers, can make all the difference when it comes to the sale of your home. This is when you also make sure any landscape and pool lighting is working properly, for the best representation of what your property has to offer.

Hire Professional Photographers and Videographers:

High-quality photos and video are essential, and can absolutely mean the difference between a quick sale or spending more days on the market. So, hiring a professional photographer/videographer to capture your home looking its best will help your home stand out among the noise of the MLS (multiple listing service).

Don’t get Overwhelmed by the home-selling process:

Living in a home and selling a home are two vastly different things. While it may not feel practical or convenient, it is necessary – and absolutely short-lived – to help sell your home for top dollar in a reasonable timeframe. By considering these comprehensive listing steps, a successful sale is sure to follow.

It’s a new year and a new decade—now is the perfect moment to refresh your space.

Here are a few looks that are gathering momentum for 2020, culled from a range of trend-setting sources, from design fairs and fashion runways to Pinterest and beyond. Happy (re)decorating, Arizona

Pretty in Pink
2020 looks to still be taking cues from 2019’s Pantone Color of the Year—warm variations of pink continue to find their way into interior designs, from blush and millennial pink to rose gold and light pink shades, which can even serve as a room’s neutral tone.

Bold, Geometric Patterns
Eye-catching geometric patterns have had a strong presence in the fashion realm, and are now making a foray into modern décor and furniture. Clean lines and bolder geometric patterns can be applied to all kinds of furniture and lighting, as well as wallpaper and accent pillows.

Mixing Metals
Silver, gold, tin and copper will be shining in 2020. It’s been predicted that retro tin panels will gain traction as kitchen backsplashes while the mixing of contrasting metals like iron, gold and bronze will become more common. The only rule? Try not to combine more than three metals in a space, such a blend could end up being overwhelming.

Floral Wallpaper
No disrespect, but this is not your grandmother’s wallpaper. 2020’s floral fabrics and wall coverings play with cool throwback floral patterns and vibrant hues—think yellow and jewel-tones—that will add a pop to one wall or many.

Bring the Outdoors In
Plants are in. Reports from Milan Design Week 2019—a trendsetting industry event—touted the prevalence of oversized indoor plants and interior accessories made to blend or mimic nature. In Arizona, this trend is easy to tap into. Invest in some succulents, bottle brush, oleander and some scaled-down, desert-friendly palms.

Curves Ahead
Furniture with curved edges and rounded corners work well in modern interiors while giving the space a retro twist—this look is perfect for Arizona’s Desert Modern vibe. Look for bubble light fixtures, round mirrors and wavy design accessories, all of which were front and center at Milan Design Week 2019.

When it comes to selling your home in today’s complex real estate market, having the right agent representing you and your biggest investment REALLY DOES MATTER.

Choosing the wrong real estate agent can affect how quickly your home sells and the number of interested buyers … but most importantly, the final sales price you receive once your home sells.

It’s important to work with an agent that you trust – that has the knowledge, vision and seasoned team in place to not only make the necessary upgrades or improvements to maximize your home’s full listing potential but also market it effectively for the greatest exposure.

When you work with The Kimberly Lowe Group, you are working with a team of skilled professionals that are true experts in getting your home “market ready.” From simple transformations like custom furniture and accessory staging to larger scale transformations that include renovations, we have you covered.

During the initial consultation, we provide you with a comprehensive marketing plan that outlines our unique strategy for getting your home sold quickly and for top dollar. If renovations are required, we oversee everything from initial design and contractor hiring and management to installation and final staging.

On average, our homes sell in 30 days or less with multiple offers and for $25-75K more than what you would’ve sold for had renovations not been done.

If you’ve been thinking about putting your home on the market, give me a call today to discuss the best way to maximize the return on your most important investment.
