It’s that time of year again. Kids are out of school; summer temperatures are rising and finding fun and exciting activities for everyone in the family seems to be a regular topic at the dinner table.

As a long-time Desert Ridge/North Phoenix resident, I’ve spent my fair share of time pouring over summer catalogs, reading popular Mom blogs and scouring the internet and social media to find ways to keep my family entertained during these warm summer months.

Whether you’re new to the area or just looking for ideas, here’s my personal list of tried-and-true favorites:

Summer Day Passes to Resorts.

This is always a winner and great for kids of all ages – myself and husband included. Some top-rated resorts in the Valley offer passes starting as low as $55 or you can splurge and rent a daybed or cabana that seats up to 6 and includes complimentary Wi-Fi, self-parking and more. Some of our top picks include (JW Marriott Desert Ridge, The Fairmont Scottsdale Princess and Hyatt at Gainey Ranch).

Water Parks and Splash Pads.

If your kids love the water like mine, Phoenix has great water parks, like Wet ‘n’ Wild Phoenix, where you can enjoy thrilling water slides, lazy rivers, and wave pools. For a more relaxed experience, Phoenix offers numerous splash pads around the Valley – perfect for younger children. Popular spots include Scottsdale Quarter, CityScape, Luci’s at The Orchard or Desert Ridge Marketplace.

Rent a Boat or Go Tubing.

A family favorite in my house is to rent a boat for the day and go tubing at Lake Pleasant. Be sure to check out Paqua Park, Hurricane Harbor and their amazing H2-WHOA floating water slides! They do not disappoint. Other great options include Bartlett Lake and tubing or kayaking down the Verde River.

Local Indoor Experiences –

While a day in the sun or splashing around in the water is always a good time, there are several indoor activities that are equally as entertaining.

Butterfly Wonderland, OdySea Aquarium, KTR, Octane Raceway, iFLY Indoor Skydiving and Sky Zone are all great activities to fill time and keep your kids active. The newest hot spot is Mavrix. If you haven’t had a chance to check them out, they offer bowling, VR, laser tag, arcades, great food and a bar. Local tip: For KTR and Sky Zone, be sure to watch for specials where they offer unlimited time for $75 for the season. For movie lovers, Harkins offers tickets as low as $3 – the perfect time to catch up on all the big summer blockbusters.

Drawing in New Residents

While the Paradise Valley suburb has long been a place for families, retirees, some celebrities looking for quiet, vacation homes, and those Arizona locals who knew about it, we’re beginning to see a shift when it comes to who calls the community home. And with the ability for many to now work remotely, even more of an influx of transplants is occurring. In fact, in a recent article by Mansion Global, they explained that many out-of-state buyers have made the decision to relocate there during the pandemic. They also noted that low taxes, larger lots providing privacy, and the close location to Arizona’s larger cities are main drawing factors. But because of this, a larger demand for homes has arisen where there has not been one before – compared to other sought-after areas in the Valley.

In her interview with Mansion Global, new resident Tina Garrity said she relocated to Paradise Valley after purchasing a 6,400-square-foot home there in 2019 for around $1.85 million. And in comparing her home back in Chicago to her property here in Arizona, it seems like a no-brainer when wondering why she made the decision to relocate. According to Garrity, she went from living in a two-bedroom rental in Chicago with no outdoor space, to owning over an acre of land featuring her home, a guesthouse, a putting green, and even a tennis court! She said: “Having a backyard and having space made a huge difference in work and life in general.” While she still has a property to use when she’s in town in Chicago, Garrity explained that she plans on retiring here in the future and doesn’t intend to leave.

A Different Kind of Living in Paradise Valley

Not only are remote professionals making moves to our state, but families looking for more space are also taking this opportunity to find a home better suited for their needs. In speaking with Mansion Global, Samantha and Morgan Dollard detailed their move from the expensive, bustling Bay Area to peaceful Paradise Valley. In June of 2021, after becoming tired of remote learning difficulties, they decided to head this way. Stay-at-home mom, Mrs. Dollard, stated: “We were looking for something less busy. We were looking for more space. We were looking for more peace. We felt like we were always stressed and running in the Bay Area.” Her and her husband, who also works product management remotely in the tech industry, ended up gaining 3,100 square feet of space; and they paid $2.875 million after selling their San Francisco home for $3.25 million.

The article further explained that there’s also been a dramatic change concerning Paradise Valley’s ranking on PropertyShark’s ranking of the most expensive U.S. Zip Codes. According to their data, from 2019 to 2021, the community went from 93rd on the list to 50th, with a median sales price 41% higher than it was in 2020 at $2.175 million. However, Greg Hague, an Arizona broker who also sat down to chat with the publication, said that inventory in Arizona is at an all-time low: “For all the years I’ve sold real estate in Paradise Valley, there were typically 300 to 400 homes on the market at any given time.” And as of January 25th, Mansion Global recognized that there were only 78.

New Regulations: A Note for Investors

If you are an investor looking to buy a home in Paradise Valley to flip into an investment property, there are a few things you should know! According to a recent piece by KTAR News, various new amendments to the town’s code have now been passed by the Paradise Valley Town Council in regard to short-term rentals. These are aiming at reducing nuisance complaints, prohibit the inappropriate use of the properties, and to protect the health and safety for all residents in the community. KTAR shared that one of the new amendments considers plainly audible noises from 10 p.m. to 7 a.m. a nuisance from May to September. Not only that, but property owners must now provide their name, contact information, property address, local emergency contacts, and more to remain compliant. Well, 2020 was quite a year. If there was one lesson we learned, it was that home is everything. And as an essential industry, the Phoenix, AZ Valley real estate market thrived last year. Think about how many times in the past six months you’ve heard about our hot real estate market – it was probably more times than you could count! That’s because people will always need to buy, sell, and move, and now more than ever it’s important to love the place you call home. Let’s dive in and take a look back at real estate in 2020 and what’s in store for us this year.

Looking Back | 2020 Real Estate Market

Last year, the Valley saw a large influx of out of state buyers that were attracted to Phoenix for more reasons than just affordable housing and great weather. According to the Updaters Moving Destinations Report, Phoenix ranked number two in the top 20 US cities for inbound moves. So, what’s bringing buyers here? A recent study by labor-analytics firm Emsi found that Metro Phoenix ranked number one in the nation for attracting and retaining workers. According to the report, “Perhaps what is most striking about Maricopa’s economy is the breadth and depth of industries. It’s reasonable to assume Maricopa is benefiting from a feedback loop: existing talent attracts firms and investment, which in turn attracts more talent.” And with our amazing weather, affordable real estate and endless things to do, once people get here they don’t want to leave.

The Agency just released their 2020 Red Paper report, and here’s an excerpt of their findings for Arizona, “The real estate market hit record highs from late summer to fall during what’s typically the slowest season of the year. In 2020, single-family home sales in Scottsdale and Paradise Valley were up 9% with median prices rising 18% over 2019. Buyers from California, Washington, Colorado and Chicago joined well-heeled locals seeking their place in the sun, requesting larger homes with expanded amenities and outdoor living spaces. Buyers recognized the value in The Grand Canyon state, where they can get more bang for their buck”.

Looking Ahead | 2021 Phoenix, AZ Valley Real Estate Market

So, where are we at now? Real estate is starting out strong in 2021. With inventory down 50% compared to January 2020, we’re still in a seller’s market, but there’s plenty of opportunity for buyers too. Listings under contract are up almost 24%. And although The Cromford Report is predicting our real estate prices will have an increase over the next few months, with low interest rates and an on-going demand from out of state buyers, we believe there’s still plenty of opportunity for both buyers and sellers. Per The Agency, “Expect more transplants arriving to Arizona from highly- taxed and high-priced markets demanding California- esque mansions, with a lower price tag. The $1M – $2M market should remain extremely active as buyers realize the value proposition and lifestyle the state affords”.

Here’s the bottom line. Arizona – and especially the Phoenix Metro area – is an increasingly popular place to put down roots. I’m a firm believer that getting involved in your local community and volunteering your time is beneficial not only for your mind and body, but also your business. There’s a sense of connection and community that occurs when you surround yourself with other like-minded charitable people — that quite often — results in the deepening of relationships with existing clients, as well as the fostering of new ones.

If you’re a real estate agent and you’ve been thinking about donating your time and service but aren’t quite sure how to get started, here are five ideas to consider:

4. Smaller groups that cater to different ethnicities may be ideal for the agent who specializes in a certain ethnic market. The Hispanic Chamber of Commerce, for instance, can help you get in touch with local groups that offer help to the Hispanic community.
5. Hyper-local volunteer opportunities like coaching a community athletic team, volunteering at a local school in your farm area, your church or community theater groups are also great ways to donate your time while meeting new people.
The important part is to think about what’s important to you. What are you passionate about? Then, reach out to that organization and ask how you can help.
