If we take a look at the total number of Valley wide closings for May, there were 9,057. This includes all dwelling types and represents a decrease of 466 closings from the previous month. So, while more inventory is hitting the market each day, the rise in interest rates is slowing down the demand from buyers. But what does this mean exactly? There are actually positives to this current rate of supply and demand. Let us explain.

Prices are remaining steady. While pricing adjustments are being made, closing homes are beginning to show similar purchase prices to the homes that have closed over the previous few months. That means that these pricing adjustments are being made to homes that came on the market above market rate. So, homes that are priced well and accurately for their condition are going to sell quickly. This also has a ton to do with the location of these homes as well.

Buyers are no longer having to sign away their contingencies and are now able to complete full inspections. This is because buyers have more options in our current market. Buying power might be decreased due to higher interest rates, but buyers are taking back their available options and doing what is best for their situation.

What does this all mean? If the market continues to follow the trajectory we’re currently seeing, we can expect to see a more balanced, “normal” market by the time we reach the month of September 2022.

On top of your normal staging and preparation, there are a few things you can do to help give your home a boost during the holidays to help during the process. Here are 5 tips for selling your Phoenix home during the holidays.

Take pictures before you decorate with holiday décor

Nothing can set your listing apart quite like a good set of photos, especially if they are timely and fit for the season your audience is shopping in. We suggest donning your home with some festive decor fit for the holidays, no matter what occasions you celebrate! Whether you set up a decorated Christmas tree or let them get a peek at what their Thanksgiving dinner spread could look like, it can help give your clients an accurate taste of their potential new place.

Place ads to maximize your online exposure

For many social media platforms, it is a pay to play game. To ensure you are seen by both your audience and potential buyers, and not lost in the feed, placing ads is a must. And because the holidays are busy and planners fill quickly, make sure you have ads begin running ahead of time, and keep them up with enough time for your audience to add you to their upcoming calendar.

If you have to list your home during the Holidays, maximize the market before mid-December

Like we mentioned before, the holiday season can become busy fairly fast and people already have plans in place for the months ahead. That’s why we advocate for listing your property at least two weeks before Thanksgiving to ensure you get the most out of the market before the second half of December arrives. This allows you to get ahead of the holiday fluff and get seen by those you’re seeking!

Have a strategy in place to limit showings on actual holidays

While as many viewings as possible is definitely the goal, the saying “quality over quantity” rings true here – especially for viewings on the day of the holidays themselves. Because both you and your client likely have other engagements, it’s important to make sure you limit listings to a feasible number and have a plan in place to keep showings short and sweet without sacrificing any details.

Be ‘Show Ready’ even if it is the day after Christmas

The time in between Christmas and New Year can be a particularly busy time. In our industry, it’s no secret that it can be down to the last second that a new appointment arises. So, being prepared for whatever comes your way is your best course of action. This could be as simple as making sure you have your showing outfit ready and your talking points prepped ahead of time. This will ensure your showing goes smoothly and quickly.
Flexibility is important during this time.

While changes in plans aren’t always easy to maneuver around, flexibility is key – especially during the holiday season. These adjustments are likely to happen a lot more frequently because people will be looking at this time. Be prepared for last minute viewing requests, appointment time changes and cancellations. However, like we talked about earlier, these buyers are likely to be much more serious about making a purchase. So, the more flexible you are, the better things may go! Before you know it, the new year will be here and you’ll have these clients living in and loving their new abode.

We are currently seeking an Arizona-based licensed real estate agent to work as our Executive Assistant to a successful and rapidly growing real estate team in an innovative and expanding real estate brokerage located in Phoenix, AZ.

All duties associated with this position are designed to create a phenomenal client experience, efficiency for the team and enable further business growth. Duties include but are not limited to real-time email monitoring and management, phone and text monitoring and management, database management, transaction task management, calendar management, duties related to real estate buyers and listings. Job duties will take place both in and out of the office and will have a client-facing component.

Responsibilities (include but are not limited to):

• Manage team lead’s email inbox
• Manage team and team lead inbound and outbound telephone and text message traffic
• Act as a conduit for communication from all aspects of the operations: vendors, marketing, clients, transaction management, field reps
• Managing tasks within Buyer and Seller checklists to ensure a precise and consistent experience for all clients
• Manage agent and team member calendars, including setting and confirming appointments
• Engage and act as gatekeeper for inbound organic and paid leads
• Act as gatekeeper for inbound sales calls
• Set showing appointments and showing routes for buyers
• Add and remove lockboxes as needed
• Meet vendors at client properties as needed

• Create systematized processes and procedures
• Manage team CRM and build workflows within the CRM
• Manage workflow between team and transaction management team

• Execute daily task sheet for team lead
• Coordinate buyer inspections
• Run team and team lead errands
• Collaborate on team events and marketing ideas
• Track all client activity via CRM
• Provide daily/weekly checklists and reporting to team lead
• Establish and maintain profound relationship with clients
• Meet photographer/videographer at listings
• Open listings and prepare homes for buyer visits
• Add/remove lockboxes and sign riders from listings
• Craft listing language for listings

Requirements:

• Must be client centric with a positive, uplifting attitude
• Licensed real estate agent in the State of Arizona
• Must be technologically savvy
• Must be proficient in Google Docs and MS Office as well as Google Drive and Gmail
• General knowledge of social media platforms
• Demonstrate high levels of organization
• Task oriented
• Excellent time management and ability to prioritize tasks and duties
• Effective multitasking
• Excellent verbal and written communication skills
• Excellent attention to detail
• Must be able to problem solve on the fly
