City North May Be the Most Important Development in Desert Ridge History

If you’ve been texting your neighbors asking, “What is happening over there by the 101?” I promise you, I’ve been getting the same question.

So let me give you the full picture.

City North is not speculation. It is a $2 billion master plan unfolding in the heart of Desert Ridge, directly adjacent to Desert Ridge Marketplace and just south of High Street along Loop 101. As someone who lives here, works here, and studies this market daily, I can confidently say this is one of the most significant developments our community has seen in decades.

At completion, City North will introduce more than 3,400 new apartment residences, over 2 million square feet of Class A office space, approximately 1,000 hotel rooms, and a major expansion of dining and retail. This is the intentional creation of a true urban core inside Arizona’s largest master planned community.

And the restaurant lineup alone signals the level of sophistication coming to Desert Ridge.

Nadu, opening February 2026, is a Michelin star ranked modern Indian concept from Chicago. That is not a typical suburban addition. That is a destination restaurant. Terra Gaucha, a 7,600 square foot authentic Brazilian steakhouse, is expected in summer 2026 and will anchor the area with a true upscale dining experience. Globe in the Dark, an intimate 800 square foot travel themed cocktail lounge, is bringing something curated and experiential that we have not seen in this pocket before.

These are not filler tenants. They are intentional brands designed to elevate the entire corridor.

There is also a $92 million dual branded AC Hotel by Marriott and Element by Westin currently breaking ground. Two hundred forty guest rooms. A saline pool. Outdoor fireplaces. Nearly 5,700 square feet of indoor outdoor meeting space. Sustainable design aligned with GreenKey Certification standards. This hotel is strategically positioned to serve corporate travelers connected to Sprouts Headquarters, Republic Services, Discount Tire, the expanding Mayo Clinic, and the ASU Biomedical Campus.

And just minutes away at 64th Street and the 101, the Arizona Cardinals Training Facility has officially broken ground. That is another major investment in this immediate corridor. Professional sports infrastructure brings national visibility, executive presence, and long term economic impact. Proximity matters in real estate. And this location continues to gain strategic relevance.

From a real estate standpoint, here is what that means.

Over 3,000 new office jobs are projected within the City North office development alone. Corporate relocation follows office expansion. Executive housing demand follows relocation. Increased walkability and hospitality density strengthen long term appreciation in surrounding neighborhoods like Aviano, Fireside, Sky Crossing, and the broader Desert Ridge corridor.
